Welcome to Sun City West

Community Summary

An unincorporated community and census-designated place (CDP) in Maricopa County, in the Phoenix Northwest Valley, roughly 23 miles northwest of downtown Phoenix. It has no municipal government, mayor, or city staff.

Development by Del Webb began in 1978, described as beginning "in the desert 2 miles to the west" of the original Sun City; one official community fact sheet states the community "opened" in 1979 with its first residents. By 1997 the development was described by the community's own history page as "completely built out." The original master-planned development footprint is often cited as approximately 11,000 acres — a figure describing the development's original scope, not necessarily identical to the current Census-measured CDP boundary.

Important correction — Sun City West is not part of the City of Surprise. It remains a separate, unincorporated CDP governed by Maricopa County, bordered by the City of Surprise to the south, west, and north.

Governance runs through two separate organizations: the Property Owners and Residents Association (PORA), a resident-run advocacy group that has served the community since 1979, and the Recreation Centers of Sun City West, Inc. (RCSCW), a separate nonprofit that owns and operates the golf courses and recreation centers. PORA does not operate the recreation centers.

Population figures by date:

  • 2010 Census: 24,535
  • 2020 Census: 25,806
  • 2020–2024 ACS 5-Year Estimate: 27,425

Land area is approximately 10.97–11.97 square miles (Census QuickFacts cites 10.97 sq mi as the current CDP figure).

Important distinction: Sun City West is a separate, distinct community from both Sun City (the original community, opened 1960, governed by the separate Sun City Home Owners Association) and Sun City Grand (a further, distinct Del Webb community opened 1996, which is incorporated within the City of Surprise and age-restricted at 45+, not 55+). These three communities have different founding dates, governance structures, and age-restriction thresholds and should never be conflated in content.

Age-Restriction Status

Like Sun City, Sun City West's 55+ age restriction is a verified, community-wide fact. Per the community's own governing documents: "Each single-family residence shall be occupied by at least one person not less than 55 years of age and no person under the age of 19 shall reside in any family residence." RCSCW's own official fact sheet confirms the community maintains "at least 80 percent" age-qualified occupancy and is "governed by HOPA, the Housing for Older Person's Act." Enforcement is handled by the Recreation Centers' CC&R Department.

Recreation Centers & Amenities

Four named recreation centers, operated by RCSCW:

  • R.H. Johnson Recreation Center
  • Beardsley Recreation Center
  • Palm Ridge Recreation Center
  • Kuentz Recreation Center — also home to the Stardust Theatre

Golf: RCSCW operates seven golf courses — four regulation-length (Pebblebrook, Grandview, Trail Ridge, Deer Valley) and three executive/par-60 (Stardust, Echo Mesa, Desert Trails). A commonly cited "nine golf courses" figure includes two additional courses (Briarwood, a private club, and Hillcrest, a public course) that are not RCSCW/community amenities and should not be presented as part of Sun City West's own amenity set.

Excluded/distinguished: Corte Bella Country Club is a separate, distinct 55+ gated community (built by Del Webb 2003–2007) that shares Sun City West's 85375 mailing ZIP code but has its own HOA and its own recreation and golf amenities — it should not be presented as part of Sun City West proper.

Schools

Sun City West has no functioning K-12 public school serving child residents, consistent with its age-restricted status. Portions of the area's boundary lines touch the Dysart Unified School District and the Peoria Unified School District for administrative/zoning purposes only — this should not be read as an operating school serving resident children. RCSCW itself has publicly clarified that children present at a private business located within Sun City West during business hours are not residents, and their presence does not affect the community's age-restriction designation.

Dining

Dining in Sun City West is limited, consisting mostly of casual independent restaurants and national chain outlets, without an upscale dining scene. Verified establishments include:

  • Nino's Mexican Restaurant — 13519 W Camino Del Sol
  • Hole 'n One — 13573 W Camino Del Sol
  • Nan Jing — 13606 W Camino Del Sol
  • Betty's Rooste — 14418 W Meeker Blvd
  • The Crooked Putter Restaurant & Pizzeria — 14260 W Meeker Blvd, the clubhouse restaurant at RCSCW's Grandview Golf Course

Excluded/corrected: George's Lakeview Café, frequently listed under "Sun City West" searches, is physically located in the separate community of Sun City, not Sun City West.

Annual Community Events

Winter

  • ARC Car Show — early/mid-February, organized by the Automotive Restoration Club of Sun City West, held in the R.H. Johnson Recreation Center parking lot. This is a genuine, long-running Sun City West event, not a Sun City one, despite occasional confusion between the two communities.

Spring

  • Sun City West Artisan Faire and Feast (formerly the Spring Arts and Crafts Fair) — a Saturday in March, organized by RCSCW at the R.H. Johnson Recreation Center

Summer

  • Sun City West Farmers Market & Craft Show — June through August; location confirmed, though the organizer is not clearly identified as PORA or a chartered Sun City West club

Fall

  • Sun City West Witches Ride — late October, a charity golf-cart/bicycle parade at Beardsley Park, organized by Benevilla, an outside senior-services nonprofit rather than PORA or a resident club, though it is physically sited in and draws from the community

Churches and Community Centers

Churches

  • First Baptist Church, Sun City West — 17419 N. Conquistador Drive
  • Sun City West Christian Church — 20803 N 151st Ave
  • New Hope Fellowship — 19424 North R.H. Johnson Blvd
  • Prince of Peace Roman Catholic Parish
  • Our Lady of Lourdes Roman Catholic Parish — on Lake Pleasant Pkwy

Community Centers The four RCSCW recreation centers listed above (R.H. Johnson, Beardsley, Palm Ridge, and Kuentz).

Parks and Recreation

Sun City West's outdoor and recreational space is organized entirely through RCSCW's recreation centers and golf courses rather than a municipal parks department, consistent with the community having no municipal government. No independently verified list of standalone public parks distinct from the recreation-center grounds was found; rec-center-attached green space (such as Beardsley's meditation park and railroad garden) fills that role instead.

Amenities

  • Seven golf courses, four regulation and three executive (see Recreation Centers & Amenities above)
  • Bocce, lawn bowling, racquetball, tennis, a sports pavilion, a model-railroad G-scale track, a greenhouse, and a woodworking shop, all attached to the RCSCW recreation centers
