As a home seller, you typically have had just two options. First, you could choose the inconvenience and uncertainty of selling the traditional way, with showings day after day, not knowing when buyers might make offers, or how much they will pay. Second, you could sell to a "flip" investor who will try to buy your home at the lowest price, then profit on you by reselling it at the highest price. Both options have significant drawbacks for you.
Now, with Homes2X, you have a new option, one that provides certainty and convenience along with the ability to walk away with full market value. With Homes2X, our initial purchase offer to you is up to 80% of your home's full appraised value. You can close when you want, and you pay no real estate commission out of your closing proceeds. Then, when we resell your home we send you any net profit we make less costs we disclose to you before we buy your home.
Because our resale price on your home will determine the amount of your second check, we give you control over the asking price and negotiations with interested buyers for 30 days after we buy your home from you. The only restriction is that you cannot sell for less than 95% of appraisal (Why would you?) or agree to a closing date with the new buyer for longer than 60 days, without our approval. There has never been a home selling program like this, one that offered it all...convenience, certainty, and full retail value.
Your First Check

If you decide to move forward, our exact purchase price will be determined by a full value appraisal from a certified appraiser. If you decide to sell, we will conduct a speedy home inspection to ensure everything is working and close whenever you specify. This is your first check.
Your second check
After we pay you in full for your home, we do something that may surprise you. For the first 30 days we own your home and are paying expenses to carry it, we give you control of the asking price and negotiating offers with buyers. We want you to have the power to determine our resale price because any net profit we make is sent to you (less pre-disclosed expenses). This is your second check.
Pay no commission
To maximize your proceeds, you do not pay us any real estate commission when we purchase your home. If your home is not listed with an outside agent, you should have no commission to pay. Your only closing costs would typically be paying off your home loan(s), property tax proration, and title insurance and escrow costs standard in Arizona. We can have the title company provide these costs to you in advance.
